Why retain the certificate

IRAS lists unpaid rent, illegal-worker hiring, property damage, unauthorised subletting and continued occupation after tenancy end as disputes for which a Stamp Certificate is needed to pursue legal action, subject to the tenancy terms. This is not a promise of success in a dispute. The infographic states stamping-record submission and duty payment on tenancy agreements are required by law.

Three things to check with the tenant

Ensure the tenant submitted the stamping record through myTax Portal–Stamp Duty, paid duty, and downloaded and sent the certificate to the landlord. A tenancy agreement alone is distinct from evidence that stamping and payment were completed.

Local and overseas time limits

Submit within 14 days after signing if the agreement is signed in Singapore, or within 30 days after receiving it in Singapore if signed overseas. The 30-day period is tied to Singapore receipt, not simply the overseas signing date. Tenants are liable unless the agreement states otherwise.

Verify or stamp on the tenant’s behalf

Verify authenticity at https://go.gov.sg/verifystampcertificate. A landlord or representative(agent/lawyer) submitting on the tenant’s behalf can use the lease/tenancy stamping guide at https://go.gov.sg/estampingguides. The one-page source is dated 19 June 2026 and describes general tax obligations rather than all potential tenancy/tax issues.
