Objecting to Annual Value: Evidence, Deadlines and Appeals

An objection concerns Annual Value or its effective date. Tax rates and financial hardship are not valuation grounds.

File the evidence within the applicable window

State the desired Annual Value, effective date and supporting market evidence through Object to Annual Value. A valuation-notice objection is due within 30 days; a Valuation List objection can be made during the relevant year by 31 December. Owner occupation, absence of rental income or high tax rates are not valid grounds on their own.

Pay while review continues

IRAS states residential objections generally take six months to a year, with complex cases longer. This differs from shorter estimates on some general service pages, so use the current case guidance. A disallowed or partly allowed objection can be appealed to the Valuation Review Board within 30 days of the decision notice. Property tax remains payable while an objection or appeal is pending.
