Acquisition evidence
The additional-information checklist for a property sale ruling requests full address, property description, freehold/leasehold tenure and leasehold years, purchase date, director resolutions, purchase/incidental costs and accounting treatment, vendor relationships, finance-source breakdown, loan terms and acquisition purpose. It also asks for use over time with commencement dates, improvement/development descriptions, dates/costs/funding and TOP date if the transferor is the developer.
Return calculation and sale chronology
The annual return formula is (gross rent minus interest and other expenses) divided by acquisition cost including incidental expenses. For disposal, supply advertisement date, agent name/address, negotiation start/parties, option grant/exercise dates, price and valuation method, sale resolutions, sale/purchase agreement and transfer dates, holding period, sale circumstances, purchaser relationships, use of proceeds, profit/loss calculation and accounting treatment, and reasons for a capital classification.
Company powers and transaction history
Supply authorised/paid-up capital, relevant individual holdings linked to group companies and constitutional powers to deal in property. For past disposals give addresses, purchase/sale dates and prices, use before sale, purchase/sale reasons, gains/losses and whether taxable or under objection; also describe subsequent disposal profits/losses. This is supporting evidence for a ruling request, not a ruling approving capital treatment.
