Listed REIT Property Purchases: Self-accounting GST

Verify the qualifying buyer and assets

The REIT must be GST-registered and listed on SGX, or become listed within one month of the supply. A qualifying registered SPV must satisfy the specified structure and trustee veto-right requirements. The prescribed purchase covers non-residential property and movable assets bought with it, not the residential portion of a mixed property. First assess whether an existing-tenancy transaction instead qualifies as a going-concern transfer.

Use the special reporting and timing

Notify the seller in writing of eligibility. The seller invoices with the required buyer-accounting clause and collects the tax-exclusive price; the buyer reports output tax and eligible purchase/input tax. The prescribed supply occurs when the property becomes available, usually completion, rather than invoice or payment. A partially exempt buyer excludes the administratively reported purchase from its own supply apportionment ratio. Retain eligibility, constitutive documents, invoice and completion evidence.
