Single-user buildings
IRAS’s rental-comparison approach considers the whole building for a single user, including relevant mezzanines, lobbies, corridors, stairs and ancillary structures. Low-rise industrial buildings often fall into this arrangement. The property’s actual layout affects the valuation scope.
Units and shared space
An individual unit is valued on its relevant rentable space, excluding voids. Adjacent units used by one party can be assessed together, including common areas used exclusively by that user. Non-adjacent units are assessed individually. Check the property summary and floor configuration before treating every unit’s nominal floor area as the entire valuation basis.
