Notice and list time rules
A current-year Valuation List objection may be lodged during that year, including to add a property. If no notice issued, the earliest requested amendment date is1 January of that year. If a notice issued and no objection lodged within 30 days, the list route’s earliest date is after the notice date. For the source’s1 July 2024 notice example, notice objection is due31 July; a later list objection can request2 July onwards. Notice objections challenge annual value and/or effective date within 30 days. The guide is published18 July 2024.
Who files and invalid grounds
Current owners (individual/business) and authorised property-tax agents may file. The rendered rejected-grounds screen excludes high tax rates, no rent due to vacancy/occupation, paying land tax after completion, paying building tax after demolition, and inability to afford tax. It directs owner-occupier rate matters to that service, completion/demolition information to myTax Mail, and affordability to a payment plan. These should not be substituted for annual-value evidence.
Select property and grounds
Choose Personal Tax, Company/Business Tax or Tax Agent Login, then Property, Object to Annual Value and File. Individual properties list directly; business users select development then property, with unnamed developments under Others and search available. Select an eligible objection type if several. Choose one or more grounds: new tenancy/licence, floor-area change, market-rent change or Others. New tenancy allows multiple records/stepped rents; floor area needs details, market rent/Others an explanatory note.
Requested change and evidence
Enter desired annual value and effective date, adding sets if necessary; earliest-date help links explain restrictions. Review and Edit if needed. Supporting documents are mandatory for new tenancy/licence or area changes, such as agreements and floor plans; provide other justification as appropriate. Complete mandatory fields, declare and submit to obtain acknowledgement. Saving a draft alone is not a received objection and must not be allowed to miss the relevant deadline.
Status, withdrawal and draft control
Submitted tab under View Submission Status shows status and View Details; use the information icon for definitions. To withdraw select the property’s Withdraw and confirm; status becomes Withdrawn. Draft tab offers Continue Draft or Delete Draft followed by Delete confirmation; deleted drafts leave the list.
