Key steps and distinctions

A seller or transferor must file the Notice of Transfer within one month of the sale or transfer; lawyers usually submit it for the seller. Until the notice reaches IRAS, the seller continues to bear the property-owner duties and tax-payment liability described in the guide. Prepare the sale-and-purchase agreement and transferees’ identification numbers, together with names, nationality, gender, mailing address and birth dates required for non-Singapore citizens. For multiple new owners, confirm the recipient of property-tax notices before filing because correspondence is directed to the selected recipient. Log in using Client Notice of Transfer and follow the appropriate transfer or sub-sale workflow. Successful submission displays an acknowledgement and emails the law firm; for multiple-property transfers, one acknowledgement email may cover all properties listed.
