Stamping Lease and Tenancy Agreements: Parties, Property and Varied Rent

Lease stamping combines document and party details with property or land identification, premiums, rent components and periods, followed by review and payment.

Start the correct lease transaction

Select Stamp Duty at myTax Portal, log in as an individual or business, then choose Stamping > Stamp Lease and Tenancy Documents. The illustrated transaction menu includes lease/tenancy agreement, assignment, novation, surrender and variation of lease. Enter a document title such as acceptance to offer of lease, lease/agreement for lease or tenancy agreement, and an optional internal file reference. A related Document Ref No. can retrieve a prior record; use Skip if no related record applies.

Format and signing information

Physical describes a paper-based signed document. For electronic records, enter the modes of offer and acceptance, including channels such as email, messages or website/portal. The tooltip treats the instrument as electronic when any party gives an electronic offer or acceptance in a multi-party transaction. State whether signed in Singapore or overseas, and enter the document date or use the unavailable-date option where applicable. For an overseas document, also supply its date of receipt in Singapore.

Landlord, tenant and asset identification

Complete landlord/lessor and tenant/lessee details with the correct profile and identifier, adding additional parties where needed. Entity choices include UEN categories; the foreign-tenant example asks for nationality and FIN, passport or other identifier. Select Property or Land. A property address is retrieved using its postal code and supplemented with unit details. The land example includes MK/TS, street name, lot number, plot/parcel number and master-plan zoning.

Premium, monthly rent and lease periods

State whether a premium or consideration is paid, excluding the rental security deposit, and give the applicable amount or components. Indicate whether monthly rent is payable. Enter the lease start and end terms, or the indefinite-end option if applicable. The rent breakdown is in Singapore dollars excluding GST: contracted rent, market rent if different, furniture and fittings, service charges, strata management fund excluding sinking fund, advertising/promotion fees and estimated variable or gross-turnover rent. The tooltip describes GTO rent as a percentage of business turnover at the premises, with a prior-year estimate for retail leases. Add a separate period when rent varies during the term.

Relief screen and review

The workflow includes Remission/ Relief/ Exemption if applicable; the illustrated example says none applies to that document. This example is not a statement that no leases can qualify for relief. Continue to Summary, edit any incorrect section, check the payable amount and payment due date shown for that document, then confirm the review declaration. Example dollar amounts and dates are illustrative rather than universal charges or deadlines.

Payment, reference and certificate

Proceed using the preferred payment mode and retain the Document Ref No. Offline payment, illustrated with cheque, uses Proceed to Acknowledgement. The GIRO route displays an acknowledgement, with the stamp certificate ready for download after successful payment. Keep completion and payment status distinct.
