Start the sale/purchase document
At myTax Portal choose Stamp Duty and log in as an individual or business. Open Stamping > Stamp Sale and Purchase Documents. Enter an optional internal reference and select Purchase/Acquisition or Sale/Disposal, then the title such as sale/purchase agreement, option acceptance, transfer/conveyance, supplemental agreement or trust declaration. If relevant tick trust holding for a beneficial owner or conveyance direction to another person/entity. Retrieve a related record by Document Ref No. or skip.
Document format, dates and parties
Select physical or electronic format, with modes of offer/acceptance for electronic communications. The tooltip treats a multi-party instrument as electronic if any party offers/accepts electronically. Enter signing location/date, the indicated unavailable-date checkbox for unsigned documents and the Singapore receipt date if signed overseas. Supply the total purchase price if multiple properties are involved. Enter seller/transferor and buyer/transferee profiles, names, identifiers and contact information, adding parties when necessary; the seller screen also identifies the law firm.
Property or land and value
For Property, retrieve the postal-code address, enter full/partial share transferred, unit(s), property type and the higher of purchase price or market value. Mixed residential-use properties require residential/non-residential values. Land asks MK/TS, street, lot/plot/parcel, transferred share and master-plan zoning; certain mixed zoning likewise splits residential/non-residential values. Market value is described as the open-market valuation, distinct from the actual purchase price.
Ownership count and suggested ABSD
Enter residential property/land owned or co-owned, including the current purchase, for each buyer/transferee/beneficiary where applicable, then Determine ABSD Rate. Repeat if party/property details change. The tooltip includes property once a purchase agreement is accepted, including uncompleted developer units with a signed sale/purchase agreement, and excludes an existing property when its sale contract is in place and the buyer has exercised the purchase option. Its special partial-share examples instruct counts of 1 for an SC buying remaining shares in the only property, 3 for an SC in the second residential property and 2 for a PR in the only property, followed by eligible remission if applicable. These are the source edition’s special entry examples, not general property-count or present-rate rules; follow the current service/official ABSD guidance when transacting.
Relief, declaration and certificate
Potential remission/relief/exemption is indicated from entered information. Select the eligible type or continue. Review the summary, edit incorrect sections, check charges and tick the declaration. Pay through the selected mode, keep Document Ref No. and download the stamp certificate upon successful payment. Pending payment shows a different acknowledgement, and offline modes such as cheque are illustrated with Proceed to Acknowledgement. The guide does not fully explain married-couple relief or every present stamp-duty condition.
